We’ve had lots of people ask if we know of any RV Land for Sale out West and we can now say we do – in Arizona at a new development called Greenwood Ranches.
We’ve been covering RV land ownership for some time now but most of the places we have found are east of the Mississippi. Large, multi-acre parcels aimed at Rvers are hard to find. Especially out west. So when we heard about this one, we decided to devote a podcast to it.
Located in an elevated valley not far from Kingman, AZ, and the fabled Route 66, this development is offering five-acre RV parcels starting at $39,900 in an area close to National Parks, Las Vegas, Lake Havasu, and many other attractions.

Details on RV Land For Sale at Greenwood Ranches

I’m happy to welcome to the program Eric Pozniak from Western Land and Ranches. That’s the company behind this development, which is called Greenwood Ranches. And I can tell you’re pretty excited because you got a Greenwood Ranch shirt on there, Eric.
Tell us a little bit about this development.
Yes, absolutely, Mike, and thank you very much for having us on here today. This is a very, very special project. I’ve spent a lot of time out there, and I’ll tell you, it’s one of a kind. We are located in what I call the heart of Arizona, centrally located between Las Vegas and Phoenix. And I can’t wait to tell you about some of the things that really make this project special.
Well, let’s start with, first of all, as I said before I introduced you, we have been kind of following this RV land-for-sale trend for about a year and a half now. And we found a number of developments east of the Mississippi. This is the first this that I have heard west of the Mississippi. And I know you are right near Route 66, right?
Tell us a little bit about the area that you’re in so people can visualize it. What are the nearest cities for example?
Location for this RV Land for sale in Arizona
Well, first off, when people think of Arizona or the West, they are typically going to think of the desert. And what makes this project very, very unique, I personally live in Las Vegas, and let me tell you, it gets hot in July and August.
Where we’re located, we’re up just at the tree line, so it’s green, and you can expect cooler temperatures. We’re seeing people from Phoenix, from Vegas, and from all over the West that are looking for somewhat of an oasis, an escape from the heat, and this project absolutely delivers.
What’s it near? When people are visualizing the state of Arizona? What are some of the cities?
As you mentioned, we are off the old historic Route 66, which has a wonderful story in itself. But the closest city is going to be 38 minutes door to door, which is Kingman, Arizona.
And when people look for properties and myself included, one of the things that’s very important is where’s the grocery store? Where’s a hospital? When you get out West, you can find beautiful properties. But often you’re an hour, hour plus away from anything more significant than a gas station.
And here in Kingman, we have a VA clinic, we have a hospital, Home Depot, and contractors that will actually come out to our project and do work and lay cement. So that’s a very strong position to be in.
And so all the big box stores are there, and that is a big deal when you’re looking. I wanted to talk about Greenwood Ranches itself. Now you are selling property. Describe the size of the property, what the prices are, and then let’s talk about what kind of utilities people will want and how that becomes available. You mentioned contractors, so tell us about it.
I’m going to let you in on a little confession here. I personally bought five acres out on this project myself.
The first time I saw it, Mike, I fell in love with it, and really all the boxes checked off for me. And one of the big ones was utilities.
What are my options for utilities? These are all five-acre lots. We have electricity running through the middle of this project. And if you’re not familiar out West, when you get into these rural areas, it’s a rarity to have property that actually has electricity within five miles, let alone running through the project.
So this project, we have many lots that actually have electricity in front of the lot. The other lots, it would be either next door, close by or maybe not. And we’ve actually sold an awful lot of land without power. That seems to be somewhat of a trend as well.
As far as water, again, we like options, so you have three different options. And it really depends what you’re going to be using this land for, full-time or part-time, a base camp.
So you do have the right to drill well. There are a few wells already on our project, and there’s a whole bunch that surround our project. So you do have that right and we can get into details at another point as far as depth and costs and things like that. But you do have that option.
Number two, which is my least favorite, you can actually haul water yourself, which is very common out West. It’s 40 cents for every 100 gallons.
And then number three, which is the option that I’m going to be doing, there’s a company that will actually deliver up to 4,000 gallons of water for $240. So I don’t feel like breaking my back. So I’m going to have it delivered to my little travel trailer out there and keep it simple.
Cell coverage? Starlink I bet would work great out there.
Yes, funny you should ask, we just implemented Starlink ourselves as a company out there within the last 60 days. It works extremely well.
But better than that, we have cell service on our project. Which again, that’s another rarity. You get into these remote areas or semi-remote areas, and there’s just no cell service. Well, let me tell you, I can work out of my trailer full-time out there if I wanted to. The scenery’s a lot better than Vegas. And the cell service is great.
Easy access to each parcel
All right, now access is another big thing that we urge people to consider when looking at property. I have seen some of the videos. You guys provided some video, which we’ll be showing on the video version of the podcast here. But those look like pretty good roads that you can get into that with, well maintained.
They are some of the best roads, and they are county-maintained roads. That was another box that checked off for me. Again, my experience over the last eight, nine years with projects, sometimes you find beautiful land, but you might leave half of your vehicle on the road before you get to it.
These are county-maintained roads, they’re spectacular. I’ve had customers drive Teslas out onto this property with no problem, and they show up with big smiles on their faces.
Tell me what’s so special about Greenwood Ranches. I guess the name kind of surprises me, Greenwood, the desert – that might be my first clue that its different. But what’s so special about this place?
Well, I kind of mentioned the boxes checking off. So this is a rarity when you have everything that checks off. You have cooler temperatures, you have a very pleasant climate with green trees. That’s one.
The accessibility which we just talked about. Fantastic roads, getting in and out, and county maintained.
Being close to Kingman or a city with services, that is a rarity.
And then of course, the utilities running through the center of the project. Now that’s all kinds of things we talked about. The thing that really makes this special, I really can’t put my finger on it, but I’ll tell you what, everybody that has come out to this project, as soon as they arrive, you just see their demeanor change and they just go, “Oh man, this is just beautiful.”
There’s just something very special about this land. And it’s not with every land you get that same feeling. We’ll have people drive 3, 4, 5, 6 hours, whether from Phoenix or California, and they get out of that car and the first thing they say is, “This is beautiful out here.” And it’s just a special project.
Close to major attractions
What about the area’s attractions? You mentioned Kingman isn’t far, so you’ve got all that stuff. But the Grand Canyon. I’m thinking of all the stuff in Arizona I want to see, the Grand Canyon, then there’s Vegas and Lake Havasu, and these are all drivable from there?
Yes. And I promise you, you will never run out of things to do and see from Greenwood Ranches. So first off, I personally am on the hunt to go to all of the national parks in my lifetime. That’s on my bucket list. And I’ll tell you, this project, we are within a day’s drive to 13 national parks.
We’re within an hour from the Colorado River, an hour and 20 minutes to Lake Havasu. You’ve got Flagstaff, Sedona. It’s endless.
The Grand Canyon, one of the wonders of the world. There are caves to explore. It really is unlimited.
California, if you wanted to go to the beach, you’re a day away from the beach. Vegas, as you already mentioned. Utah, with all the national parks up there.
And you know what, I should mention one more thing, since we’re talking about national parks, the night sky out there is amazing. I had an opportunity about a month ago to stay on my property and I could not believe what I saw. I mean perfect shot of the Milky Way.
So of course I did a little research and we’re right on the fringe of one of the darkest areas in the country. No light pollution. It’s beautiful.
There is nothing like sitting around at campfire in the desert and looking up at that night sky. I mean absolutely no experience in my RV lifestyle equals that. That’s why we love the desert ourselves. Well, let me get some little nitty gritty details here because here’s some of the always sensitive stuff when buying RV land. What about HOAs?
I wish I could tell you about one, but we don’t have it. There’s no HOA at Greenwood Ranches.
No HOA and few restrictions
And when you put your RV there, do you have to build on it as some states, many states require you to, “You got to do this. You got to do that.” What kind of restrictions do we have when we take our RV out there?
So very, very minor restrictions are in place. So there is no HOA. There are some very minor restrictions in place. Mainly things that most people appreciate, like you can’t have a junkyard. We put that in there because if we don’t, there’s always one.
There’s always one, yeah.
What we’ve learned over the years out here out West, and I’m sure around the country, it’s probably the same sentiment, but our customers really don’t like being told what to do. So we leave it open with options.
So there’s no timeframe to build. You don’t have to build anything if you don’t want to. You can come out on your RV, you can stay in your RV three months, six months. It’s pretty much wide open.
You can do tiny homes, you can do a traditional home, you can just buy the land as a stopover. You can Airbnb it. So really, we like to keep those options open for people.
Minimal very low property taxes
And then the other question, property taxes. Five acres, what’s that going to roughly set somebody back in property taxes every year?
Well, that’s a great question, and it’s funny, all of our California buyers think I’m not really telling them the truth here because they can’t believe this, but our property taxes are about $90 per year.
$90 a year?
That is correct. That is correct. In fact, I just got my personal property bill, it was $70.
No kidding. That’s amazing.
It’s never a deal breaker.
Utilities are available
And you mentioned right at the top, I just wanted to go back and have you underscore that, you said there are plenty of contractors about who can come, and if you want to get some gravel down or build a pad or put some concrete or build a storage shed, there are enough contractors in that area.
Oftentimes in very remote areas, that’s the hardest thing to find. But I suppose with Kingman just 38 minutes away, you’ve got them, huh?
Yes, absolutely. From people that do septic systems to drilling wells to dropping gravel, laying concrete, you name it. And yes, we are pulling from Kingman.
And we’ve actually compiled a whole list of contractors that we provide to all of our owners and buyers.
And as this community grows, there’s more and more activity out there, and it’s great, people share information. And I think the contractors are getting onto it now too. Like, “Oh there’s an awful lot of work out here.” And that makes it better for everybody.
Well, I don’t want to get into proprietary information, but I think it would help people understand a little bit. Can you tell us how many lots have been sold? Rough idea who is buying and why do they say they’re buying out there?
Land is selling fast
Sure, absolutely. So we’ve had one initial sale so far, and we’ve sold approximately 50 or 60 of these five-acre lots.
Our next sale is going to be on November 12th. We have released approximately, or we will have approximately 50 lots available on November 12th.
Something I’d like to mention real quick too that I forgot, so with these five-acre lots, what we do, aside from the road access being fantastic, we go ahead and get everybody started with a little driveway and clear a pad area.
So the moment you close, you can pull right onto that lot and start enjoying it. So that’s one thing.
Who the buyers are
As to buyers, it’s really quite a mix. First of all, it seems like everybody seems to be cut from the same cloth. They come out there, and they just see the beauty out there.
We have a lot of people there are looking at this as a base camp as they travel out West in their RVs, they have a base camp to set up because, again, where we’re located it’s a good springboard to all these other areas out here out West. So that would be a big pull.
Most of these people are buying this as recreational, come out on the weekends, enjoy it, whether you’re from Phoenix, Vegas, California, with the hopes of down the road potentially making it a permanent residence retirement type situation. So that’s one group.
We do have people that are very interested in doing the alternative homes, such as tiny homes and things like that.
And then, quite frankly, something new that I’ve really seen recently, I’ve seen a lot of people coming out and purchasing land because they’re a little bit afraid of the economy, and they’d rather have their money that’s sitting in stocks or in IRA into a hard asset and sitting on it for eight to 10 years, enjoy the land and go from there.

Yeah, so obviously, we’ll provide you with some additional information. We really like to show people what this land really looks like. You have an option to have a consultation such as a Zoom call, or a phone call, or you can simply just book an appointment online. We always prefer to really have a conversation where we can answer all those questions for people before you take the time and energy to come out and see this land. The land will sell itself.

And the price?
Starting at $39,900.
And property tax is less than $100 a year?
Yes. And there’s no other fees involved, no other annual fees that you have to worry about, simply pay your property taxes.
